

Home Condition Survey

The Home Condition Survey is specifically designed for Home Buyers who wish to have a property surveyed before they buy it, whereas the Home Condition Report is designed for the Seller to include in their Home Information Pack. As the Home Condition Report is a voluntary document, some Sellers would rather not draw attention to the defects of a property and therefore Reports are not being included.
A Home Condition Survey follows the same principles of the Home Condition Report. It is written in plain English (not technical jargon) and uses Condition Ratings to assess each element of the property (see the Home Condition Report page for further details).
This is a new service and very few Home Inspectors currently offer this. As it is
designed for Home Buyers, the level of detail is similar to the current Home Buyers
Survey but with one advantage -
The differences between the Home Condition Report and the Buyers Home Condition Survey are as follows:
The HCS will not be put onto the Central
It does not have an Energy Performance Certificate as an integral part of it (a house that has been marketed should already have one in the HIP) but one can be added if required.
It will include photos of any defects or faults.
The Home Condition Survey DOES NOT include a valuation, HOWEVER, many mortgage lenders offer free valuations or a full reimbursement of the fee once the mortgage has been accepted. Please check with your mortgage lender about these options.
